https://hk.news.yahoo.com/-053534728.html

"I am now exerting for a final spurt",

http://hk.apple.nextmedia.com/supplement/columnist/art/20050112/4580835

All of the memories, so close to me, just fade away/ All this time you were pretending/ So much for my happy ending。

(1)He never gives a cent to the poor. So much for all his talk about charity(他從來不施捨一毛錢濟貧,還空談甚麼仁愛)。(2) So much for this issue. Let's go on to the next item on the agenda(這個問題就談到這吧,我們要討論議程的下一個項目了)。

Subject to change if need be(如有必要,當會修改)這一句, be字是怎樣用的?為甚麼不說 subject to change if needed?

Subject to change if needed這說法沒有錯,意思和原句也沒有分別,不過, needed是動詞, if need be的 need卻是名詞。 If need be是常用語,等於 if there be need,那 be字用的是所謂「虛擬式」( the subjunctive),所以不可用 is、 was等 be的變體取代,例如:(1) I am willing to work the night shift if need be(假如有必要,我願意上夜班)。(2)If need be, tell him(假如有必要,就告訴他吧)。 If need be可用來說現在或未來的事,另一說法是 if necessary,例如 Subject to change if necessary和 If necessary, tell him。

http://udn.com/news/story/

10 Tips For Eating Healthy On A Budget

http://www.en8848.com.cn/Article/Beauty/health/67201.html

Cook at home The most important change I made to save money was to turn cooking at home into my default option rather than rely on neighborhood eateries as my go-to cop out. Eating out is expensive, no matter which way you cut it.

Shop on weekends If you already have fresh food in the fridge you will be more motivated to cook for yourself instead of going out and spending money. Make the habit of buying food ahead of time and you won’t be as tempted to waste money going out.

Shop seasonally When choosing what to eat, taste trumps health 90% of the time. (That’s why you rolled your eyes when I suggested you eat fewer burritos.) If you really want to start eating healthy you must want to eat vegetables, and that will only happen if the ones you buy taste delicious. Seasonal, farm fresh produce can completely change how you feel about vegetables and fruits—it also tends to be the best deal in the produce section.

Shop at the farmers market In my experience the best tasting produce in a chain grocery store is at Whole Foods. But if you have ever been shopping there you know what a dent it can put in your wallet (this does not apply to their non-fresh items, which are competitively priced and often cheaper than other stores). Rather than handing over your Whole Paycheck or settling for less than inspiring options at Safeway, do your weekly produce shopping at your local farmers market. If you shop intelligently (see below) you can get 2 meals for the cost of one burrito.

Focus on leafy greens Leafy greens like kale, chard, collards, spinach and broccoli are some of the most nutritious, least expensive things you can buy. And this is true at any grocery store, not just the farmers market. Frequently, half a bunch of kale with some beans, grains and herbs is my entire dinner and costs around $1.50. It also takes less than 15 minutes to prepare. Can you beat that?

Buy in bulk Canned beans are fine, but dried beans taste better and are way cheaper. Grains from the bulk bins at your local health food store are only pennies per serving. Cook these staples in large batches and save them in your freezer for cheap, quick and nutritious food anytime. This is also true of lentils. Just add some greens and you’re good to go.

Eat less meat This is probably the easiest way to save money. Whether at the grocery store or at restaurants meat is always the most expensive thing on the menu. I do not advocate a vegetarian diet, but limiting meat to once or twice a week is an easy way to cut back on both calories and expenses. If you are worried about protein (you needn’t be) you can eat beans, eggs and lentils instead.

Use fish from cans Fish is an important part of a healthy diet, but fresh fish can be expensive (especially the wild sustainable kinds). Canned salmon, sardines (boneless, skinless), smoked mackerel and anchovies are inexpensive alternatives for protein, vitamin D and omega-3 fatty acids.

Make fruit dessert If you think the farmers market is expensive my bet is you spend most of your money on fruits. I am the first to admit that fruit can be very expensive, especially summertime berries and stone fruits. While I do recommend you invest in some high-quality farmers market fruit, it will be easier on your wallet if you consider fruit a treat.

Think long term I am not arguing that buying every single food item at the farmers market is the cheapest way to shop, but it is almost certainly the healthiest. Our hedonistic tendencies may incline us toward cheap, greasy foods but you should consider what you are really paying for in the long run. Poor diet can be attributed to most cases of heart disease, diabetes, stroke, cancer and a generally difficult, painful life. And I probably don’t need to convince you that a farm fresh salad costs less than a hospital trip and a lifetime of medication. Healthy eating doesn’t have to be expensive, but unhealthy eating can cost you your life.

Is It Better to Rent or to Buy?

http://business.time.com/2012/12/03/is-it-better-to-rent-or-to-buy/

After nearly twenty years of homeownership, I’ve spent the past ten months renting an apartment. I like it. And I don’t. There are pros and cons to renting a place, just as there are pros and cons to owning a home. For me, one of the biggest cons is the close proximity to my neighbors — especially the guy upstairs, who stomps around like an 800-pound gorilla.

At first I thought that buying a home would also be a smart financial decision. The more research I do, however, the more I realize that the notion of homeownership as a magical path to wealth is a marketing ploy of the real estate industry. In fact, home prices (like gold prices) generally barely keep pace with inflation.

There’s no question that buying a house makes sense for some folks, but mainly for non-financial reasons. Owning a home gives you stability (you’re not at the mercy of a landlord) and freedom (you can do what you want with the place). But financially, it’s not always the best bet.

Here in the Pacific Northwest, I’m finding that the annual cost of owning a home — taxes, interest, insurance, maintenance, HOA fees — is often greater than the cost of renting. Sometimes significantly greater.
Assuming you want to make a purely financial decision whether to rent or buy, how do you begin? There are a couple of ways to stay objective.
One way to tell whether it’s better to rent or buy is by checking the price-to-rent ratio (or P/R ratio). This number gives you a rough idea whether homes in your area are fairly priced. Figuring a P/R ratio isn’t tough. All you do is:
  1. Find two similar houses (or condos or apartments), one for sale and one for rent.
  2. Divide the sale price of the one place by the annual rent for the other. The resulting number is the P/R ratio.
Say, for example, you find a $200,000 house for sale in a nice neighborhood. You find a similar house on the next block renting for $1,000 per month (which works out to $12,000 per year). Dividing $200,000 by $12,000, you get a P/R ratio of 16.7.

But what does this number mean? Writing in The New York Times, David Leonhardt says, “A rent ratio above 20 means that the monthly costs of ownership will exceed the cost of renting.” That’s a little opaque, but what Leonhardt means is that the higher the P/R ratio, the more it makes sense to rent — and the less it makes sense to buy.

During the housing bubble, the national P/R ratio came close to 20 (and went far above that in some cities). In other words, you could rent a $200,000 house for $10,000 a year (or just over $800 per month), which is a pretty good deal.

The normal range nationwide is between 10 and 14 (meaning it would cost between $1,200 and $1,600 to rent a $200,000 house). During the 1990s, just before the housing bubble, the national P/R ratio was usually between 14 and 15 (about $1,100 to $1,200 to rent a $200,000 house).

Price-to-rent ratio data isn’t widely available. If you search long enough, you can find some recent-ish info on the internet, but for hard numbers about your area, you’ll probably have to contact a real-estate agent.
Another way to gauge the cost of housing is to compare it to your family’s income. From 1984 to 2000, median home prices were about 2.8 times the median yearly family income. (In other words, the typical house cost about three times what a family earned in a year.) During the early 1970s, home prices were about 2.3 times median family income. During the housing bubble, this ratio jumped to 4.2.

These numbers don’t mean much on their own, but they can give you some sort of idea of whether housing is overpriced in your area. Plus, it seems safe to assume based on past figures that most families can comfortably afford a home that costs about 2.5x their annual income. (So, if your family makes $80,000 a year, you can afford our theoretical $200,000 house.)

The New York Times has a great rent vs. buy calculator that can help you decide which is best for you. Just plug in the numbers for your situation, and the calculator tells you how long it would take you to break even if you bought a house.

https://hk.lifestyle.yahoo.com

http://www.chengpou.com.mo/mobile/m-news/?d=33732

http://yes-news.com/

Communal Table Cafe

E recommended me a new place to have a cup of coffee,
though I don't drink coffee,
enjoy to have a cup of hot drink or high tea with friends on non-working days,
especially in a nice environment,
as it was the late afternoon,
not many choices of bakery,
the cake was not as better as I was looking for,
either for the drink,
though K told me the coffee was also only so so,
however,
the place was nice,
and the service was good too,
looking forward to trying the pizza and the other snacks!

來一個LAST MINUTE 的DINNING OUT

7. 格價Booking

My love

Because of you,
broken up with her was my decision,
far way from her is my memory and my regrets,
in the bottom of my heart,
whom does I love the most?

Half of our life has passed,
our hair have been turning grey,
being with you every day but has nothing to share,
either to saying a word,
occassionally her image comes into my mind,
how are you doing at this moment,

whom does I love the most in my life?

The 10 Steps to Starting Friendships:

http://www.huffingtonpost.com/shasta-nelson-mdiv/ten-steps-to-starting-friendships_b_6851524.html?utm_hp_ref=gps-for-the-soul&ir=GPS%20for%20the%20Soul
  1. Own the Opportunity: Value friendship enough to do something about it! Be proud of yourself.
  2. Use Your Resources: Offer to help someone local host a dinner party with their friends. E-mail your friends from across the country and ask them if they know any fun women in your area they can connect you with since you're new! Look through your friends' local friends on Facebook and introduce yourself. Follow locals on Twitter and see what events they're inviting people to attend. (For more ideas, read chapter 5 of my book.)
  3. Practice Friendliness: Even if you're shy, you simply have to decide what places feel authentic for you to be practicing friendliness: association meetings, lectures, networking events, the dog park, church, poetry readings, cafes, classes, and so on.
  4. Affirm Her: No need to talk about the weather! Start conversations with the things you noticed about them: their hair, their outfit, their confidence, their laugh. We like people who like us.
  5. Invite: Just making small talk with someone in the locker room after yoga is hardly the same as making a friend. As you meet women that you want to get to know better, you have to take the friendly chat to the next level. Try this: "Want to get a drink after class sometime next week?"
  6. Be Specific about your Availability: The disease of "we should get together sometime" can ruin the best of potential BFFs. Instead, try, "I'm usually available for happy hour most nights or for Sunday morning brunches. What works best for you?"
  7. Ask Personal Questions: By personal, I don't mean private, but make sure conversation is about the two of you. Don't risk an entire evening wasted on celebrity gossip, the latest movies, and hairstyles-gone-bad. These subjects feel temporarily bonding, but you haven't shared yourself. Ask her why she appreciates where she works, what she's got coming up that matters to her, what she loves to do in your new city, or what her highlights have been in the last few weeks.
  8. Share the Positive: It's a proven fact that we want friends to improve our happiness and health, not to bring us down. We haven't earned that right yet to cry on each other's shoulders. For now we will be warm, positive, and open-minded--someone she wants to spend more time with.
  9. Follow Up. If it were a new romantic relationship, we'd be less than thrilled if he didn't call for a week after our first date. Give the same respect to the women you connect with by writing an e-mail or text of thanks, expressing interest in getting to know her better.
  10. Follow Up Again. If it were for work or romance, we'd suggest the very next opening on our calendar when we could pull off another rendezvous! Why delay for friendship? Let's just say it takes six to 10 times of connecting with someone before we feel "close" to them. Why spread those out over a year if you can make a friend in two months of weekly get-togethers? Momentum helps the bond--keep getting together as frequently as possible.

20 habits that will make you happy - Harvard Research reveal , Written by Jing J.

1. Be grateful. Slow down, look around you, and pay attention to the little details in your life – the delicate purple flower on the sidewalk, the beautiful sunset, the hot shower that washes away your long day, and the smile in your partner’s eyes…

When you have a grateful heart that is appreciative of life’s beautify, wonder and blessings, you’re automatically filled with happiness.

2. Choose your friends wisely. According to Harvard, the most important external factors affecting individual happiness are human relationships. So if you want to be happy, choose to be around people who are optimistic, who appreciate you as you are, and who can make your life richer, bigger, more fun, and more meaningful.

3. Cultivate compassion. When we try to step into other people’s shoes and understand a situation from another’s perspective, we’re more likely to handle the situation with compassion, objectivity and effectiveness. There will be less conflicts and more happiness.

4. Keep learning. Learning keeps us young and dreams keep us alive. When we engage our brains and put them toward productive uses, we’re less likely to dwell on unhappy thoughts and much more likely to feel happy and fulfilled.

5. Become a problem solver. Happy people are problem solvers. When they encounter a challenge in life, they don’t beat themselves up and fall into a depressive state. Instead, they face up to the challenge and channel their energies toward finding creative a solution. By becoming a problem solver, you’ll build up your self-confidence and your ability to accomplish whatever it is you set your mind to – and whatever challenges life throws your way. The result? You’ll have more happiness in your life.

6. Do what you love. Since we spend over one-third of our adult life working, loving what we do has a huge impact on our overall happiness. It’s one of life’s greatest blessings to find a line of work that we’re deeply passionate about and that utilizes our greatest gifts. If this is not possible at the moment, then try to find enjoyment and meaning in your current work, or cultivate a hobby that involves doing something you love.

7. Live in the present. When you feel depressed, you’re living in the past. When you feel worried or anxious, you’re living in the future. But when you feel content, happy and peaceful, you’re living in the present.

8. Laugh often. Laughter is the most powerful anecdote to anger or depression. Research has shown that the simple act of curving the corners of your mouth can increase your feeling of happiness. So don’t take life too seriously. Try to find humor and laughter in life’s everyday struggles.

9. Practice forgiveness. Resentment and anger are forms of self-punishment. When you forgive, you’re actually practicing kindness to yourself. So learn to forgive those who have hurt you in the past. And most importantly, learn to forgive yourself. Everyone makes mistakes. It’s through our mistakes that we learn and grow to become a bigger and better person.

10. Say thanks often. Always be appreciative of the blessings in your life. And it’s equally important to express your appreciation to those who’ve made your life better in some way, big or small.

11. Create deeper connections. Our happiness multiplies when we connect and bond with another human being on a deeper level. And being fully present and listening are two of the most important skills to strengthening that bond and bringing happiness to ourselves, and to others.

12. Keep your agreement. Our self-esteem is built on the agreements we’ve made with ourselves. And high self-esteem has a direct correlation to happiness. So keep your agreements with others and with yourself. Do what you say you’re going to do.

13. Meditate. According to Harvard, people who take 8 sessions of mindfulness meditation training are, on average, 20% happier than a control group. Such training can lead to structural brain changes including increased grey-matter density in the hippocampus, known to be important for learning and memory, and in structures associated with self-awareness, compassion and introspection.

14. Focus on what you’re doing. When you put your mind, heart and soul into what you’re doing, you’re creating a happiness state – called the “flow.” When you’re living in the flow, you’re less likely to care about what others may think of you, and less bothered by things that are not that important. The result? More happiness, of course!

15. Be optimistic. For happy people, the glass is always half-full. If your tendency is to imagine the very worst-case scenario every time you face a challenge, then train yourself to reverse that tendency. Ask yourself what good can come out of the situation or what you can learn from it. Optimism surely fuels success and happiness.

16. Love unconditionally. No one is perfect. Accept yourself for all of your imperfections. And do so for others. Loving someone unconditionally does not mean that you need to spend all your time with them or help them figure out their problems. Unconditional love means accepting people as they are, and allowing them to find their own ways, at their own pace.

17. Don’t give up. Unfinished projects and repeated defeats inevitably dampen one’s self-esteem. If you’ve made up your mind to do something, see it through. Don’t give up until you succeed. Remember, failure is temporary but defeat is permanent. And defeat only occurs when you give up.

18. Do your best and then let go. Everyone has limitations, and things don’t always turn out to be what we’d like them to be – despite our efforts. So always give your best, and then let go. Let events run their course. When you’ve done your best, you’ll have no regrets.

19. Take care of yourself. A healthy body is the key to happiness. If you have poor health, it’s very difficult to be happy no matter how hard you try. So make sure you eat well, exercise and find time to rest. Take good care of your body, your mind and your spirit.

20. Give back. Doing good is one of the surest ways to feel good. According to Harvard, when people do good, their brains becomes active in the very same reward center that is stimulated when they experience other rewards. So it’s not a surprise that people who care more about others are happier than those who care less about others.
